Got Land in WA? Here’s Why Building Before July 2027 Could Make Sense.

If you already own a block of land in Perth, or you’re thinking about buying one soon, there’s an important date you should know: 1 July 2027.

Recent Federal and WA Government announcements have introduced changes that could make building sooner a smarter move. For first homebuyers, there are also some generous savings available right now that could help make home ownership more affordable.

Here’s what you need to know.

Why July 2027 Is Important

The Federal Government has announced changes to property tax rules that will come into effect from 1 July 2027.

While these changes are mostly aimed at property investors, they send a clear message: governments want to encourage the construction of new homes.

For anyone who already owns vacant land, building a brand-new home means you’re contributing to new housing supply — something that is being strongly supported at both a Federal and State level.

If you’ve been sitting on your block waiting for the right time to get started, this could be the sign you’ve been looking for.

Big Savings for WA First Home Buyers

If you’re still searching for the perfect block, there’s more good news.

The WA Government recently announced a major housing package designed to help more Western Australians get into their first home.

No Stamp Duty on Eligible Vacant Land

First homebuyers purchasing vacant land valued up to $450,000 can now pay no stamp duty, with concessions available on land valued up to $550,000.

That’s a significant saving that can stay in your pocket and go towards your new home instead.

First Home Owner Grant Changes

The value cap for the First Home Owner Grant has also increased to $800,000, giving more buyers access to valuable government support.

Combined with stamp duty savings, eligible first homebuyers could save up to $25,390 when purchasing land and building a new home.

Buying Now? You Won’t Miss Out

The good news is these changes apply to eligible transactions from 7 May 2026.

So if you’ve already started the process of purchasing land, you may still be able to benefit from the updated concessions and grants.

Why Building Sooner Could Make Sense

Whether you already own your block or you’re still looking for the right one, the current environment is creating some exciting opportunities for first homebuyers.

Government incentives are helping reduce upfront costs, making it easier to take that first step towards home ownership.

And while every buyer’s situation is different, getting started sooner could help you make the most of the support currently available.
