We know thinking about money can be overwhelming, especially when your a first home buyer! That’s why we’ve created helpful money tools and guides to make financing your new home easy and stress-free.

  • Find the home loan that fits you best – Everyone’s financial circumstances are different. Our friendly and experienced in-house finance team will look at your personal situation and recommend the finance that fits you best.
  • Check eligibility for government grants – Did you know first home buyers are eligible for financial help from the government? There are a few grants out there, including the First Home Owners Grant and Keystart. We’ll help you get the grant you’re entitled to.

Your Piece of Land

As they say, it’s all about Location!  So where to do you want to call home? 🏡 North of the river, south of the river? The hills or the coast? Near family, friends, schools and parks? There’s a bit to consider:

  • House and Land Packages –  This is where a home builder  bundles land and a home design to match in one package deal. You often get a choice of several home designs and several locations of land. It certainly takes the legwork and stress out of getting into your first home. We’ve worked hard to ensure that our epic house and land packages are well located and affordable for everyone.
  • Land Estates – The majority of our clients choose to build in new land estates or developments. These estates are masterplanned – designed to be like little communities and offering shared amenities like parks and even local schools and shopping options. Lots are released in stages (rather than all at once)
  • Land Titles – Land comes with a document called a Title. Titles are legal documents issued by the Government, which show all the details of that plot of land as well as the current owner/s name. Sometimes lots in new estates haven’t had Titles issued so you’ll need to wait for that before you can build – this is not a bad thing as we can lock in the price of the block!

  • Choosing your home design – This step can feel a little overwhelming, our advice is to think about what you really need out of a home. Try by asking yourself – what do you enjoy most when you are at home? Are you planning on growing your family in the future? Answers to these questions can help figure out what type of home designs would suit you.
  • The building process – So you have your home design and you own some land, whats next? Now we build, baby!  If you want to know the fine details of every step of the building process, we have broken down everything from pre-construction to handover.

First Home Guarantee

The First Home Guarantee (FHBG) is an Australian Government initiative to help first home buyers buy their first home. Eligible first home buyers can buy or build a home with a deposit of as little as 5% (lenders criteria apply). The government guarantees 15% of the home so eligible buyers do not need to pay the traditional Lenders Mortgage Insurance (LMI).

FHBG eligibility requirements:

  • You haven’t previously owned or had an interest in a property in Australia, in the last 10 years
  • You’re an eligible first home buyer
  • You’re an Australian citizen or Permanent Resident
  • You’re 18 years of age, or older
  • You possess a deposit of at least 5% in genuine savings
  • You meet both income and property price threshold requirements
  • Applying as an individual, couple (married/ de facto), or joint application with friends and family.

Stamp Duty

Stamp duty, or transfer duty, is a tax that applies to all property and land purchases or transfers. As a first home buyer though, you get a little extra help from the WA Government known as first home owner rate (FHOR). For the most up-to-date info on stamp duty and current concession rates, always visit the WA Government website.

Here are the facts:

Stamp Duty on Home Construction

  • When you build a home, you don’t pay stamp duty on the house, as no transfer is taking place.
  • You only pay stamp duty on the block of land you buy.

 

Stamp Duty Exemptions for First Home Buyers

  • First home buyers don’t pay stamp duty on land purchased up to the value of $300,000.
  • Land between the sale value of $300,001 and $400,000 receive concessions (reduced stamp duty).
  • You must be eligible for the FHOG for this to apply.

 

Considerations for Building vs Buying

These considerations are something to bear in mind when deciding between building your first home or buying established – you could save thousands!

Can I get a home loan with no savings?

Yes! There are a number of options available for home buyers who have little to no savings. Depending on the amount you need to borrow and your personal circumstances, you may be able to get a home loan through one of the below options:

  • Applying for the First Home Owner Grant (WA)
  • Using a guarantor for a home loan
  • Applying for the First Home Guarantee
  • Using a monetary gift (also known as a “gifted deposit”)
  • Apply for a Keystart Home Loan
